This place is still hot with some new stocks. Just heard that they had extend their license for 1 more year.
I don't see any risk in chionging this place unless you smoke inside while NEA come visit.
I agree with you that JC will be wipe out very soon. An apartment is being build right next to a stretch of pubs (bunker, V, pebbles, echo, sbox). Before the residents move in, this area need to change.
